Living in Ocean Isle Beach

Ocean Isle Beach is a three-mile-long barrier island with a permanent population of about 600 that multiplies dramatically every summer, a ratio that tells you exactly what kind of place this is. The island hugs the Intracoastal Waterway on its north side and the Atlantic on its south, with canals threading through the interior creating additional water-access lots that the other Brunswick islands don't offer to the same degree. The Museum of Coastal Carolina sits on the island and draws school groups and curious visitors year-round. Short-term rental income here is among the strongest in the county, with weekly rates running from the mid-$2,000s for canal-front homes to $8,000+ for oceanfront. The town's central pier and small commercial strip give the island an energy that feels like a classic beach village, not a resort development. Homes range from the mid-$400s for canal-access properties to the $1.5 million+ range for direct ocean frontage. The town operates its own trolley system during peak season, useful context for how serious summer traffic gets.

Fun Facts

Ocean Isle Beach

Ocean Isle Beach operates a trolley in the summer because the parking situation is approximately what you'd expect when 600 full-timers share an island with tens of thousands of July vacationers. The trolley is genuinely fun. The island was developed largely in the 1950s and 60s by Odell Williamson, a Shallotte businessman who saw a barrier island and thought "vacation homes" with a clarity that history has fully vindicated. The canal system he installed to create more waterfront lots is now one of the island's signature features, and the reason buyers who get outbid on the oceanfront sometimes happily settle for a canal home and a boat. The Museum of Coastal Carolina is a legitimately excellent natural history museum that punches above its weight, marine ecosystems, fossils, and one of the better shark jaw collections in the state. Real estate here is a mix of original 1960s beach boxes updated over the decades and newer construction elevated homes built for rental income maximization. Either way, the math works: strong seasonal demand, a loyal repeat-renter base, and a town government that keeps the character intact. Ocean Isle Beach does not need to try hard. It just is.
