Living in Sunset Beach

Sunset Beach is the southernmost Brunswick County barrier island, and also one of the most beautiful, with a wide sandy strand that stretches two miles from the Intracoastal to the Atlantic. The permanent population sits around 4,200, with a character shaped significantly by retirees and second-home owners who chose this end of the coast specifically because it's quieter than its neighbors. The 2010 completion of the fixed bridge replaced the old swing bridge that once defined island access and opened Sunset Beach to a new generation of buyers. Median home values here consistently run above the county average, reflecting both the limited developable land and the demand that comes with a two-mile island facing the open Atlantic. Calabash's famous seafood restaurants are minutes away; the South Carolina border and Myrtle Beach are fewer than 15 miles south. Birdi Jones Park and the wide public beach access provide recreation without the crowding. Buyers who find Sunset Beach typically stop looking.

Fun Facts

Sunset Beach

Sunset Beach's original swing bridge was such a beloved piece of infrastructure that when the state replaced it with a modern fixed bridge in 2010, locals held a funeral for it. A literal funeral, with eulogies. The old bridge had to open sideways to let boats through, meaning it could stop car traffic for 20 minutes at a time, which was either infuriating or charming depending on whether you were trying to get to the hospital or just watching the pelicans. The island's name is not marketing spin: it has one of the most consistently photographed sunsets on the North Carolina coast, which may explain why it also has one of the most consistently appreciating real estate markets. The Kindred Spirit Mailbox at the far end of Bird Island, a protected coastal reserve accessible only by foot, is a legitimately moving local tradition: people leave notes, read strangers' notes, and sit alone on the beach with their thoughts. It has its own Wikipedia entry. Property here comes at a premium because the island is fully built out, no new lots to create, no interior streets to develop. What's here is what you can buy, and competition for it reflects that. If the name fits the place, it fits the price too.

Find Your Home On Sunset Beach

Sunset Beach is a two-mile island at the southern edge of Brunswick County with the wide beaches, quiet residential character, and coastal setting that make it one of the most sought-after addresses on the Carolina coast. Inventory is limited because the island is fully developed, which means when something good comes available, it moves. Our brokers watch this market closely. Search current listings below.
